We are currently seeking a Financial Analyst to join our Calgary-based team.

About the Role
Reporting directly to the Director, Asset Management, the Financial Analyst plays a key role in evaluating development opportunities, supporting capital allocation decisions, and providing clear, data-driven insights to senior leadership and investment partners. This role will give you hands-on exposure to real estate development, financial modelling and analysis, and how investment decisions are made across the business.

This is an ideal role for someone early in their finance career who is open to mentorship and passionate about building their career in commercial real estate development. While we don’t expect you to know everything on day one, we do expect you to be a keen learner and dedicated to growing your skills and competencies.

What You’ll Be Doing
Your daily responsibilities will span the full lifecycle of real estate development and asset management, including:

Financial Analysis & Modelling
  • Build, refine, and maintain pro forma development models to evaluate new opportunities
  • Support asset acquisitions, divestitures, and leasing transactions through detailed Excel-based financial modelling
  • Assist with capital budgeting and portfolio-level analysis for Board of Directors presentations
  • Prepare and present confidential information memorandums for senior management and investment partners
 
Portfolio & Project Support
  • Work closely with Construction, Leasing, and Accounting teams to reconcile project data and update financial models as developments progress
  • Analyze project performance across the portfolio to support strategic decision-making
  • Conduct financial statement reviews and credit evaluations for prospective tenants

Market & Investment Evaluation
  • Evaluate and compare the relative quality of development opportunities
  • Stay current on real estate market trends, economic conditions, and industry developments

Who This Role Is For

This role is not for someone who:
  • Wants a “typical” finance role with a high level of predictability and cyclical work
  • Isn’t naturally inclined to take ownership or initiative
  • Is afraid to pivot or change direction when needed

What You Bring
  • Undergraduate degree in Business, Finance, or a related field
  • Previous exposure to financial modelling, analysis, and forecasting, whether that be through direct work exposure or academic lessons
  • 1–2 years of relevant post-graduate experience in areas such as:
  • Accounting or corporate finance
  • Investment banking or capital markets
  • Commercial/corporate banking
  • Asset management, real estate valuation, or corporate development
  • Advanced proficiency in Excel and strong working knowledge of Microsoft Office
  • Strong analytical, problem-solving, and organizational skills
  • A genuine interest in the real estate industry

Nice to Have (but not required)
  • Progress toward or completion of CPA, CA, or CFA
  • Experience with ARGUS / Argus DCF software
  • Exposure to VBA programming language or advanced Excel automation

During The Interview Process
We will be asking candidates who successfully make it through the first round of interviews to complete a technical case study in order to ensure candidates have the basic technical skills to do the job. This will be a chance to demonstrate your critical thinking skills, financial modelling capabilities, and your ability to clearly and succinctly explain your recommendations. This technical assessment will:
  • Be no longer than one page
  • Include a brief write-up and a financial modelling exercise
  • Should take no more than 3 hours to complete

Working Conditions
This is a full-time, in-office role based in Calgary. Standard office hours are Monday to Friday, 8:00 am to 5:00 pm, with occasional evening or weekend work as required by project demands.
