We are currently seeking a Building Operator to join our team!
As a Building Operator, you are responsible for overseeing the maintenance of Hopewell’s industrial, office, and retail spaces. This role requires strong technical expertise to monitor and maintain building equipment and systems, supervise contractors, and ensure compliance with safety regulations. Your duties will include performing general repairs, managing HVAC systems, overseeing capital projects, and ensure fire safety protocols are followed.
In this role, your daily responsibilities will include:
Property Operations & Maintenance
- Perform daily property inspections at designated properties and arrange for repairs and maintenance as necessary
- Complete monthly property inspection reports
- Assist Property Managers with preparation of annual operating budgets, including gathering of required quotations and proposals as required
- Plan and execute pro-active preventive maintenance programs
- Prepare all insurance reports for property incidents
- Assist in proactive property operating cost reduction and risk liability
- Assist with property tours, evaluations and inspections
- Plan and execute preventive maintenance plans. Assist in record keeping for maintenance, inspection and certification records
- Plan and execute small projects as requested
- Collaborative handling of unique operations requests
- Identify opportunities for property improvements beyond preventive maintenance items
Tenant Service
- Respond to and troubleshoot service calls related to tenant concerns and ensure timely follow up
- Assist in enforcing building rules/regulations
Vendor and Contractor Management
- Supervision and coordination of all contractors/suppliers for property contracts and services
- Assist with preparing and gathering all required tendering and quotations for maintenance requirements including landlord work and tenant improvement projects, as requested
Health & Safety
- Participate in Health and Safety program through compliance, and participation, protecting the health and safety of themselves and others
General / Other
- Identify process improvement initiatives
- Contribute to the successful achievement of team goals, and KPI's
- Participate with on call rotation
- Other duties and responsibilities as assigned
On your resume, we ask that you demonstrate the following:
- 3+ years’ experience in building operations
- Class 5 Power Engineering Certification or Fireman's Boiler Operator Certification is required
- A valid driver’s license and access to a reliable vehicle
- Knowledge of construction and tenant plans
- Project management experience with strong time management capabilities
- High-level of attention to detail, organization, and accuracy
- Working knowledge of the Microsoft Office Suite including Word, Excel, Outlook, etc.
